Answers to the questions foreign buyers ask us most often. Rules change from time to time; we check the current rules for your case before you buy.
Can foreigners buy property in Türkiye?
Yes. Citizens of most countries can buy a home in Türkiye in their own name. Military and security zones are closed to foreign buyers, and the land registry checks this before the transfer.
What documents do I need?
A valid passport, a Turkish tax number, photos and, for the transfer, a valuation report from a licensed firm and compulsory earthquake insurance (DASK). A bank account in Türkiye makes the payment easier. We help you get each of them.
Can I buy without travelling to Türkiye?
Yes. You can give a power of attorney at a Turkish notary or at a Turkish consulate in your country. A licensed lawyer can then complete the steps and the title deed transfer on your behalf.
How long does the purchase take?
Once the documents and the valuation report are ready, the title deed is transferred at the land registry by appointment, usually within a few days to a few weeks. Off-plan purchases are made with a notarised promise-to-sell contract, and the title deed follows according to the project schedule.
What costs should I plan for besides the price?
The title deed fee is 4% of the declared price in total, usually shared between buyer and seller. Add the valuation report, sworn translator, notary fees and DASK. Yearly costs include property tax, the building management fee and insurance.
Is VAT charged on new-build homes?
On the first sale of a new home, foreign buyers can be exempt from VAT if the price is brought into Türkiye in foreign currency under the conditions of the VAT Law. Confirm eligibility with the developer and an accountant before signing.
Can I get a residence permit by buying a home?
Yes. A home registered in your name can support a short-term residence permit. For a first application based on property the value is generally expected to be at least USD 200,000, and some neighbourhoods are closed to new residence registrations of foreigners.
Can I get Turkish citizenship by buying property?
Yes. You need to buy real estate worth at least USD 400,000, confirmed by a licensed valuation report, and keep it for three years. Your spouse and children under 18 are included in the same application.
Can I rent out my property?
Yes. Rental income is subject to income tax in Türkiye. Short-term rentals to tourists need a permit from the Ministry of Culture and Tourism. Our after-sales team can find tenants and manage the rental for you.
